Windermere Seabrook Partnership

Seabrook is a growing coastal town on its way to becoming one of Washington’s premier destinations for travel and real estate. To expand awareness and reach more buyers, Seabrook Real Estate partnered with Windermere in 2025. Seabrook is excited to join a team with a strong regional network that shares our commitment to excellent service.

Through this partnership, Windermere agents can introduce their clients to Seabrook and earn a 2% referral commission* on new construction home purchases. Our team is here to support you and your clients with all Seabrook real estate needs.

* The 2% commission is for current Windermere agents at the time of closing on new construction homes. If the referring agent leaves Windermere, they will be eligible for a 20% referral fee on commission upon closing. Windermere agents are also eligible for a 1% commission on Windermere Seabrook listed resale properties, and a 0.5% commission on non-Windermere listed resale properties.

Register with the portal

Go to partners.seabrookwa.com and use your @windermere.com email for automatic portal access; no setup needed

Share Seabrook

Use the provided marketing materials to spread the word about Seabrook with your audience: Windermere/Seabrook library

Submit referrals

When a client is interested, log in to the portal and select the “My Referrals” tab on the right-hand menu to enter new clients. Agents can submit up to 15 referrals per month

We contact you

Rebecca will reach out to discuss your referral. You choose how involved you would like to be in the process, or make a warm handoff and let Rebecca take it from there.

We contact your client

Rebecca will personally reach out to your client to invite them to discover Seabrook for themselves. Qualified clients are offered a 20% discount on a vacation rental to encourage them to book a stay

Track client activity

You can track client activity through the online portal, including information about Seabrook visits, tours, feedback, and next steps if a client expresses interest in a home

Receive your commission

Agents receive the referral bonus once their referred client successfully puts down a non-refundable deposit and completes due diligence on a property purchase in Seabrook

We want to invite as many Windermere agents as possible to discover Seabrook and experience our vibrant coastal community in person. We are offering a one-time $500 credit to Windermere agents to be applied to a vacation home reservation.

-Log in to the Seabrook Partner Portal using your @windermere.com email

-Click the “send a code” button

-Enter the verification code you received via email

-Select “Click here to book your stay”

-Pick out a home and choose your dates

-The $500 discount will be automatically applied at checkout
